Gutter Cleaning in London: When, Why and How Often

It is the first proper downpour of October. You are standing at the kitchen window and there is a sheet of water pouring straight off the gutter above the back door, missing the downpipe entirely and hammering onto the patio. If that scene is familiar, you are far from alone. Gutters are the most consistently ignored part of home maintenance in London, and they only get noticed when they fail.

The frustrating part is that nearly all of this is preventable for the cost of one visit a year. This guide covers when to clean your gutters, how often London homes really need it, the signs that you cannot wait, the honest case for and against doing it yourself, and how your gutters tie into the drains underneath the house.

Why blocked gutters cause expensive damage

A gutter has one job: to catch rainwater from the roof and carry it to the downpipe and away into the drains. When it is full of leaves, moss and silt, the water goes somewhere else instead, and every one of those alternatives costs money.

Water runs down the walls

Rain cascades over the gutter edge and down the render or brickwork, saturating the wall and staining it permanently over a season.

Fascias and soffits rot

The timber behind the gutter sits wet for weeks. Replacing rotten fascia and soffit costs far more than years of gutter cleaning.

Damp gets inside

Saturated walls lead to damp patches, peeling paint and mould on internal walls. Redecorating only helps once the gutter is sorted.

Foundations get soaked

Much of London sits on clay, which swells and shrinks with moisture. Water repeatedly dumped at the base of a wall is a known contributor to movement and subsidence claims.

Pests move in

A gutter full of damp debris is a nesting site for pigeons and a water source for rats, which is a short step from a problem in your drains.

How often you should actually clean them

The standard advice is twice a year, and for most London homes that is about right: once in late spring after the blossom and seed drop, and once in late autumn after the leaves have come down. The autumn visit matters most, because the gutters have to cope with the wettest months immediately afterwards.

Some properties need more. If your house is close to mature trees, three or four cleans a year is realistic, and plane trees in particular shed enormous quantities of leaf and seed fluff. Flat or low-pitched gutter sections hold water and silt, so a quick visual check each month through autumn is sensible.

At the other end, a newer home with no trees nearby may only need a single annual clean. The first professional visit tells you a lot: if the gutters are full, you need to come back sooner.

The signs you need to clean now

Do not wait for the twice-a-year rule if you see any of these:

  • Plants growing out of the gutter. Grass, weeds or even small saplings mean years of accumulated compost.
  • Staining below the gutter line. Green streaks or dark tide marks on the render or brick show water has been running over the edge for a while.
  • Water sheeting over the front edge during rain instead of running to the downpipe.
  • Moss caps along the gutter line, often visible from the street on north-facing elevations.
  • Birds landing in the same spot repeatedly, which usually means there is nesting material or standing water up there.
  • Sagging or pulling away from the fascia, a sign the gutter is carrying far more weight than it was designed for.

If two or more of these apply to your home, book a visit this week rather than waiting for the leaves to finish falling. Autumn slots fill fast. Call Drain 365 free on 0800 699 0922.

Gutter cleaning at height using powered access equipment

DIY or professional? The safety case

Plenty of people clean their own gutters, and on a single-storey extension with a firm, level base for the ladder there is nothing wrong with that. The picture changes on a typical London house.

Falls from height are a leading cause of serious injury in home maintenance, according to the Health and Safety Executive, and ladder accidents at home run into the thousands every year. A two-storey terrace is particularly awkward: narrow side returns, soft or sloping ground, and bay windows or conservatories in exactly the place you want to stand the ladder.

Professional gutter cleaners use vacuum pole systems that reach high gutters from the ground, or powered access equipment for taller buildings. It is safer, faster and, because every length is inspected rather than just the bit nearest the ladder, usually more thorough too.

What a professional gutter clean involves

A proper gutter cleaning service in London is more than scooping out leaves. When Drain 365 attends a home, the visit includes:

  • An inspection of every length of gutter and every downpipe, not just the obvious ones.
  • Vacuum or hand clearance of leaves, moss, silt and nesting material.
  • A flush test of each downpipe to make sure water is getting away, and clearance of any downpipe that is blocked.
  • A note of any damage spotted while we are up there: cracked joints, loose brackets, rotten fascia.
  • Photographs before and after, sent to you as standard, so you can see what was done without climbing a ladder yourself.

What affects the cost of gutter cleaning

Every property is different, so we price each job individually and confirm the price before any work starts. The main factors are:

  • Size of the property and the total length of guttering.
  • Height and access, including narrow side returns, conservatories and extensions.
  • Condition of the gutters, and how long it has been since they were last cleared.
  • Number of downpipes that need flushing or unblocking.

Combining the gutter clean with other outside jobs on the same visit, such as driveway and patio cleaning or jetting a slow outside drain, usually brings the overall price down. Landlords with several properties can arrange portfolio rates.

How gutters connect to the rest of your drainage

Gutters are the top of the drainage system, not something separate from it. Every downpipe discharges either into a rainwater gully that runs to a soakaway or surface water drain, or, in a lot of older London housing, straight into the combined sewer that also takes the foul waste from the house.

That connection works in both directions. A blocked gutter or downpipe sends water back towards the foundations. But a blocked underground rainwater drain can also show up as an overflowing gutter above, because the downpipe has nowhere to empty. If your gutters have been cleaned and still overflow, or the gully at the bottom of the downpipe fills up in rain, the problem is below ground, and that is a job for high-pressure drain jetting rather than another trip up the ladder. Our guide to unblocking drains outside explains what to look for.

That is why an annual gutter visit is a sensible moment to check the whole system. Our engineers clean gutters and drains across London and Hertfordshire, from North London to Watford, so the same visit can flush the downpipes, check the gullies and pick up a problem underground before winter makes it worse.

Frequently asked questions

How much does gutter cleaning cost in London?

It depends on the size of the property, the height and access, and how blocked the gutters are. We give you a clear price before any work starts, so there are no surprises.

How long does a gutter clean take?

Between 30 minutes and two hours. A small terrace with easy access is at the quick end; a large detached house with long runs and several downpipes takes longer.

Do you clean gutters for landlords with several properties?

Yes. We look after portfolios for landlords and letting agents across London and Hertfordshire, with one point of contact, photographs after each visit and portfolio rates.

Can gutters be cleaned in winter?

Yes, weather permitting. We avoid working in high winds or ice, but a clear, dry winter day is perfectly suitable, and clearing a gutter that is overflowing in January is better than leaving it until spring.

Is gutter cleaning included in a drain maintenance contract?

It can be. Many of our maintenance customers add an autumn gutter and downpipe clean to their schedule so the whole rainwater system is checked at once.

Book before the autumn rush

A gutter clean is one of the cheapest jobs you will pay for on your house, and one of the most expensive to skip. One visit before the wet months protects the fascias, the walls and the foundations, and gives you a set of photographs showing it was done. If the gutters overflow again after cleaning, the drains underneath need a look, and we can do both in the same visit.
